SCRHA is urging rental housing providers to contact members of the Senate Appropriations Committee and ask them to vote AYE on Senate Bill 448, CalRHA’s sponsored “Trespassing Response and Remedies Act."
Bill Summary: SB 448 provides a critical solution to the growing issue of illegal squatting. Under current law, housing providers can be forced into lengthy, expensive court battles to remove unlawful occupants, often waiting months or even a year. SB 448 would change that.
The bill will be heard by the Senate Appropriations Committee on May 23, 2025. Please act now by contacting the committee members and urging them to VOTE YES on SB 448! SCRHA has provided a customizable email you may send to Senators. Please share your experience removing squatters.
Talking Points:
Faster, lawful removal of trespassers – SB 448 allows law enforcement to act quickly when a property owner submits a required sworn affidavit, eliminating the need for time-consuming eviction lawsuits against squatters with no legal right to the property.
Protects both property owners and lawful renters – The bill ensures that actual tenants are not wrongfully evicted while helping housing providers reclaim their property efficiently and fairly.
Reduces court burdens and promotes housing availability – By streamlining the removal process, SB 448 helps alleviate pressure on our overwhelmed legal system and supports the continued availability of affordable rental housing.
